Garden rooms from €16,000 including VAT. Under the new planning rules you can now build a garden room of up to 30m² without planning permission, as long as it meets the conditions.

Every building is made to measure, so these are guide prices for the sizes shown. Electrics and plumbing are quoted separately to suit your specification. After a free site visit we send you a detailed quote and drawings.
Garden rooms up to 30m² without planning permission
The exempted limit for garden rooms, offices and gyms has gone up from 25m² to 30m². A garden room can't be used for sleeping. If you need a room someone can live in, see our garden homes up to 45m².

Bifold aluminium doors and an 11m² covered veranda with feature lighting.

A studio with an internal shower room, toilet and wash basin.

Full length bifold doors set into a covered recess, with spotlights and cedar cladding.

Room for a home gym and a hot tub, with a felt tile roof.
What goes into an Abwood garden room
- Walls built in seven layers: 19mm pressure treated cladding, batten, breathable membrane, 12mm OSB, 100mm acoustic Earthwool insulation, 100mm x 44mm pressure treated frame and a skimmed plasterboard finish
- Cladding in horizontal weatherboard, vertical tongue and groove, or cedar
- Galvanised box profile roof in dark green or grey, or a tile effect steel or Tegral tile roof
- Electrics and plumbing by registered contractors, included in your quote if you want

Where do you build?
We build garden rooms across Wicklow, Dublin, Wexford, Kildare and Meath, from our base in Newcastle, Co. Wicklow.
Can you build to my own drawing?
Yes. Send us your drawing or a photo of what you like and we will quote on it.
Do I need planning permission?
Not for a garden room up to 30m² that meets the exempted development conditions. We go through them with you at the site visit, and your council can confirm if you are unsure.
What happens after I enquire?
We call you, visit your site to measure up, then send a detailed quote and drawings. Our own team makes and builds your garden room.
